Great for a salon (we have some salon stations available for a small additional fee); a photographer’s showroom and space to meet with clients; an office away from home (and the kids); a small retail space; an online business; a maker studio; a short term sale location; and the list goes on. Weekly rental rates are available, for a minimum of 3 months, no long term contract required. Utilities included are water, sewer, heat, AC, and trash. The commons area has a table and chairs to meet with clients, have clients wait, or a place for you to take a lunch break. In the commons area is a sink with reverse osmosis water, a refrigerator, a microwave, and a hot water pot.
No need to worry about parking. Customers can park right up front on Main Street. Additionally there is plenty of tenant parking on the south side of the building and in the covered parking lot behind the building. There are total of 11 unique studio spaces in this building. If you are considering renting in the building you must come a take a look! Each studio has a wall to the hallway with a locking sliding glass door that can be see-thru glass or covered with a vinyl design (we have used rice paper design or a stripe design vinyl on some of the glass doors). Each studio foot print is a bit different, but typical size is 11 feet long by 8 feet wide. Most studio spaces have plumbing available for a sink (with some already installed). Also each studio has separate electrical circuits so other studios will not draw down on the electricity available to you.
Renting in this beautiful building requires that you have personal renters insurance, respect the other tenants in the building by cleaning after yourself in the shared common areas, and keeping your noise to a lower level as to not disturb the other tenants.

It is two blocks from our historic post office and right across the street is a UPS and FedEx pick up location which is great if you have to mail your product. Within walking distance there are 5 great restaurants, including our favorite, Smitty’s, which is rated in the top ten of small restaurants in Kansas! The beautiful old historic Carnegie library is two blocks away, the grade school is 3 blocks away if you have to be near your kids during the school year or a short walk to the city pool in the wonderful Riverside park in the summer, and there are 2 great banks for your business within one and a half blocks.
